What They Are Looking For

The organisation is seeking an experienced Intermediate Quantity Surveyor to join its Dublin-based commercial team. Reporting to a Senior QS and collaborating closely with operational leads, this role will take ownership of the commercial lifecycle for key work packages across multiple new build projects.

This position has been created to support a strong pipeline of secured work and enhance project-level commercial capacity. The successful candidate will play a pivotal role in cost planning, procurement, valuations, contract administration, and change management—driving robust financial outcomes and supporting high-quality delivery.

Responsibilities

  • Manage financial performance for assigned project packages, including cost reporting, forecasting, and preparing CVRs.

  • Administer subcontract agreements and support main contract management in line with standard forms such as RIAI.

  • Lead procurement activities including tender documentation, evaluations, negotiations, and subcontract appointments.

  • Prepare and submit monthly valuations and applications for payment; certify and process subcontractor payments.

  • Measure, value, and negotiate variations, ensuring all commercial entitlement is fully captured.

  • Identify commercial and contractual risks and contribute to mitigation strategies across the project.


Criteria for the Role

  • 3–5 years’ experience as an Intermediate Quantity Surveyor within a main contractor environment.

  • Experience across residential, commercial, or education new build projects is highly advantageous.

  • Strong commercial insight with excellent analytical, reporting, and negotiation capability.

  • Solid understanding of Irish contract forms such as RIAI.

  • Degree in Quantity Surveying or Construction Economics.
